1. Is it possible if I’m a foreigner to buy apartment or house with land belonging to it in Bulgaria ?

It is possible to buy real estate with land but first you have to establish company. The property you buy will be in the name of the company which you have already registered according to Bulgarian legislation( Bulgarian juridical person), or in the name of a joint venture company.

2. How can I register company in Bulgaria and how long does it take?

All necessary documents are prepared by an attorney. You have to sign them personally or you can authorize the lawyer or some other person. You choose the name of the company. But before you submit the documents in the court you first have to open a bank account on the company’s name and to deposit capital of 5000 Bulgarian leva. This is yours money which you can use after the registration of the company is completed.

3. When I buy a property is it necessary to be present at the notary?

Your presence is not necessary if you have authorized some other person with a notarized letter of attorney to sign the notary act on behalf of your name.
